Sunny Daze is oceanfront on the quiet north end of Topsail: the sand is steps down your own boardwalk, and guests put the grocery and restaurant run at about ten minutes. Book your fall dates, or message us about room setup. Five bedrooms and four and a half baths sleep twelve, with a hot tub off the first floor king and a ground floor arcade for grey afternoons. Dogs welcome with a heads up. Fall is the quiet version of this beach.
We’d like to take a moment to share our house rules with you, which are designed to ensure that all guests have a pleasant stay while also respecting our neighbors and taking care of our home. These are common practices that help us provide a welcoming and safe environment for everyone.
– No shoes in the home. Please leave them by the door.
– We kindly request that you help us maintain a clean and comfortable environment for all our guests by avoiding excessive sand inside the house. As we are located near the beach, sand can easily find its way indoors, and while we understand it’s unavoidable to some extent, we would greatly appreciate your cooperation in minimizing it as much as possible. While we hate to charge our guests, if our cleaning team charges us an additional fee due to excessive sand that requires extra time and effort to clean, we may need to pass on this cost to you. We recommend shaking off any excess sand before entering the premises and using the outdoor showers to rinse off before coming inside. We also leave brooms and dustpan which you can use. By doing so, you’ll help us keep the space clean and enjoyable for everyone.
– No parties and illegal substance.
– No unauthorized guests. Unauthorized guests will be charged $50 per guest.
– Please observe quiet hours – 9:00 PM to 7:00 AM.
– We pay our cleaners fairly and they have a big job to turnover the unit and sanitize. Your appreciation for their hard work can be shown by not leaving excessive mess behind.
– Please check out by 10 AM. Late check out may result to $50 per 30 minutes to compensate our cleaners’ time.
– Guests will be charged an additional $250 for any smoking incidents detected plus any additional costs resulting to this violation. The home air quality is remotely monitored.
– It is important to reveal the number of guests during the booking process. If there are more than the amount of guests or any gatherings are held, as well as violation of our house rules, we reserve the right to terminate your stay without refund under lack of adherence to house rules.
• Dog Policy: Message us prior to your stay if you’re bringing a dog, as we’ll need a bit more information. As fellow pet lovers, we ask:
– Keep pets off furniture and bedding.
– Pets must be house-trained.
– Please pick up and dispose of all waste.
We welcome dogs at the house with a $150 pet fee per dog. Please note that Airbnb’s system only allows us to collect for one dog at the time of booking. If you plan to bring more than one, an additional $100 per dog will be requested after your reservation is confirmed.
Use of hot tub is at your own risk. No lifeguard is on duty. Children must be supervised at all times. No diving, running, or rough play. Please, no glass in the hot tub area. Shower before entering, and replace covers when not in use. Guests assume all responsibility for safe use of these amenities.
Checkout: Please secure all trash in bags and place them in the outdoor bins. Wash any used dishes or load them into the dishwasher and start the cycle. Be sure to clear out any food from the fridge and freezer. We also ask that you place used towels in the washing machine and start a load before you go.
Please know that any confirmed violations of these rules may lead to reservation cancellation without a refund, along with fines for additional guests, community rule breaches, extra cleaning, and property damage. Sunny Daze is one side of an oceanfront duplex with its own private entrance and dedicated outdoor spaces, giving you the perfect mix of privacy and prime beachfront access.
You’ll have full run of the home — all 5 bedrooms, 4.5 bathrooms, the kitchen, both living areas, and every deck. The hot tub outside the first-floor king suite is yours exclusively, as is the private boardwalk to the beach. Check-in is self-service via a smart lock — no coordinating arrival times or waiting on a key handoff.
Sunny Daze sits directly on the sand in North Topsail Beach, a quieter stretch of the North Carolina coast than its busier island neighbors — wide beaches and water calm enough for little ones to wade right in. Step off your private boardwalk and you’re in the surf in under a minute.
Sneads Ferry, across the high-rise bridge, is about a 15-minute drive and worth it for fresh local seafood and a working waterfront that still feels like a fishing town. The rest of Topsail Island — shops, mini-golf, casual restaurants — spreads along Highway 210, roughly 20 to 30 minutes away. Jacksonville, NC and the Camp Lejeune area are about 30 to 40 minutes inland. Historic downtown Wilmington, with its riverfront and boutiques, is about 45 minutes south.
Back at the house, sailing, boating, surfing, and scuba charters all launch nearby, and the beach out front is calm enough for shell hunting and easy swimming most of the year.
You’ll have the entire unit by yourselves! There will be no interaction with guests unless a request is made for additional services. But, we are always available via messages & phone.
The easiest way to get around is by car. Ride-sharing services like Uber and Lyft may be available, but can be limited, especially during peak times—so having a vehicle is recommended for convenience. Free parking is provided on-site. The beach is just a few steps away.
Free on-site parking is available for up to 6 vehicles, so groups arriving in multiple cars, trucks with boats, or a fleet of beach-bound SUVs won’t need to worry about street parking or shuttle logistics. Just pull in, unload, and start your stay.
Check-in is after 4:00 PM and checkout is before 10:00 AM (early check-in may be available on request for a fee). Maximum occupancy is 12 guests. Well-behaved pets are welcome. This is a non-smoking property throughout, indoors and on all decks. Please note that routine hot tub and pool maintenance is scheduled periodically during stays; we do our best to give advance notice so a technician’s visit to the outdoor area is never a surprise. Starting November 1, all guests with confirmed bookings will need to submit a valid ID and sign a rental agreement through our secure property management software.
